Part L Calculations & EPCs Explained
Part L calculations for residential properties are carried out using the SAP (Standard Assessment Procedure) methodology and take into account a building’s geometry, external constructions (U-values), building services and renewable technology. A SAP calculation is required for each dwelling, so a block of flats will require a SAP calculation per flat.
Part L calculations for non-residential buildings are carried out using the SBEM methodology, which is similar to SAP with a different calculation method. An SBEM calculation can be provided per building or can be for individual tenancies within a building.
During the design process it is recommended that the Part L calculations are carried out at RIBA Stage 2 or 3, so to determine suitable constructions and building services strategies, as well as a check at RIBA Stage 4 to ensure that the detailed design is still compliant. Lastly, the Part L calculations should be updated at the end of the construction stage to take into account any minor changes and air tightness test results. This allows for the EPC to be issued.

Potentially. If your refurbishment is resulting in a change of use, such as office to residential, or even a single dwelling to multiple dwellings, then you will need to get input from a Part L consultant to advise on construction types and building services strategy.

As early as possible is best to avoid any unwanted surprises later on. If you are constructing a new building you may have needed an Energy Statement, which will have provided advice on achieving Part L and any required betterment above it. If you don’t need an Energy Statement at planning, it is still recommended to consult a Part L consultant as this will affect the building constructions, building services and potentially glazing areas.

Typically, we need architectural drawings and details of the building's construction, insulation, windows, doors, heating and hot water systems, lighting, ventilation and any renewable technologies. The more complete the information provided, the more accurately we can assess the building. To produce an EPC we will also required detailed photographs of the construction process.

If our initial calculations show that the proposed design does not meet Part L, JC Sustainability can identify areas where improvements may be needed. This could include upgrading insulation, improving glazing, changing heating systems or incorporating renewable technologies.
