Overheating Assessments Explained
A TM59 overheating assessment is a recognised standard for assessing the risk of overheating in residential buildings. The assessment is carried out using a 3D dynamic simulation modelling within specialist thermal modelling software.
Each model considers factors such as building orientation, glazing, ventilation, shading, occupancy and local weather. Assessments can be made to current weather files as well as future weather files to account for climate change.
Part O of the Building Regulations sets requirements for mitigating the risk of overheating in residential buildings in England.
Depending on the project, compliance can be demonstrated using either a simplified approach or a dynamic thermal modelling approach. Where dynamic modelling is required or appropriate, a TM59 overheating assessment can provide a detailed assessment of the building's overheating risk.
It also common for overheating assessments to requested for planning applications as well, particularly in city centre locations which may have higher temperatures due to the Urban Heat Island effect. Planning authorities commonly ask for overheating assessments against future weather scenarios too.

Initial Project Review

3D Daylight Modelling
A 3D model of the project will be created within specialist overheating analysis software, taking into account the proposed geometry, local shading and proposed ventilation strategy.
Overheating Assessment & Mitigation
A detailed assessment of the overheating performance will be carried out, with advice on how to improve the performance, such as through changing the ventilation/cooling strategy or introducing shading or thermal mass.
Comprehensive Reporting
JC Sustainability will provide a detailed overheating report ready for submission for planning or building control.

Only residential projects require an overheating assessment under Part O of building regulations, this includes buildings which have long term occupants such as student accommodation and care homes, but does not include hotels.
Non-residential buildings do not require an overheating assessment for building regulations, but may be required for planning or for credits under BREEAM or WELL.
